We do not charge for the initial consultations and if we will gladly answer any questions we can free of charge.

Architectual Service
We offer architectural design services as part of the process of obtaining planning permission for the construction of a property. The fees for this service are based on the area in square metres of the property, the type of project (whether new-build or renovation, for example) and its location. We always offer a discount with relation to the Catalan College of Architects’ recommended fee scales.

Normally the fee works out at around 5-10% of the construction cost of a building, as a rough guideline. If we are to take on a project from inception to completion, we usually ask for 60% of the total fee upon submission of the construction drawings to the COAC, and the further 40% when the project has been completed and signed off by yourselves.


Legal and Planning Regulation Searches

  • Title searches and confirmation that no anomalies exist within the deeds in preparation for the purchase
  • Local planning authority search identifying the development potential of the property and any existing or projected planning issues

Valuations
The cost of a valuation is calculated as a function of the value of the property in question, which in turn is based on its area and its location. The valuation involves carrying out legal and planning regulation searches as well as a full cost analysis with a view to obtaining the market value which is the value on which a bank loan can be based. (Usually a bank will offer 80% finance of the value of the property to be bought, but this will depend on the type of property and the legal and financial status of the purchaser).

As a rough guideline, we would offer to carry out a valuation for a fee of 550€.

Permits and Licenses
There are too many variable factors in the process of obtaining permits for us to be able to provide a fixed fee. The fees attached to obtaining a ‘licencia de obras’ for a typical house will include design fees, costs of the approval of the plans by the Catalan College of Architects (COAC) and insurance.

There are a series of licenses or ‘certificados’ which need to be obtained from the town hall for various other activities or issues pertaining to housing and construction:

    • Licencia de obras’ for a ‘minor works’ project.
    • Various permits relating to the occupation of a public highway (for example, if a skip is required which needs to be placed outside the site boundary)
    • Permits relating to the disposal of site waste
    • Certificate which is awarded to a home which officially confirms that it is ‘habitable’ and it complies with building regulations (sometimes it is necessary to present this certificate in order to have services connected) known as a ‘cedula de habitabilidad’
    • Legalisation of property hitherto registered as ‘illegal’. This involves a report produced by the architect and approved by the Catalan College of Architects. It is not always possible to carry out this process. Please contact us if you need to find out more about the legalisation of a property.


We can take on design commissions also for projects relating to graphic and web design. This is an aspect of our business that we are still developing, and we would need to discuss further with you before fixing a fee.
