All principal external walls in this type of construction are load-bearing and these, along with the internal partitions, are formed from double tongue-and-grooved solid Nordic Fir timber sections of 70x140mm.
On to the inner face of the external wall perimeter are fixed 50x50mm vertical studs creating a cavity which is filled with a 50mm depth of mineral wool insulation, a thermal membrane and finally an internal lining of 15x100mm timber tongue-and-grooved panelling or plasterboard according to the wishes of the client.
In constructing this principal structure the timber sections require neither fixings nor metal plates since the whole house is created as a single element. This works because the timbers of the principal structure are interlocked by pressure at their end points up to the ridge purlin of the roof where they meet the beams of the roof structure of 70x170mm.
The roof from inside to out is constructed in the following manner: internal lining of timber slats of 15x80mm, thermal membrane, 50x50mm purlins with 50mm mineral wool insulation, cross-purlins of 50x50mm sections to create a cavity and form the base for the fixing of the roof tiles, a breather membrane to avoid condensation and clay or slate tiles which can be chosen from a range of colours.

All windows are solid Nordic Fir, delivered with external slatted shutters.
All electrical services are installed according to standard practice using standard cable, conduit and junction boxes which are enclosed by a wooden casing for a better aesthetic.
The cabling and the fuse box are designed with a series of circuits according to the Building Regulations of the locality. All wiring is run within the wall cavity: nothing is seen surface-mounted.
The switches etc are of standard quality, with a wood imitation finish.
The number of lights, sockets and switches varies according to the house type. We include two TV aerial points and one telephone socket. Extra lights cost 50 Euros/light.
Standard installation according to the local Building Regulations, with taps of single mixer type fabricated by Roca, model Victoria Plus or similar. Sanitaryware also by Roca, model Victoria or similar. Standard sink, WC and either bath or shower.
Taps, drainage and an electric water heater are installed in the kitchen in locations specified by the client according to the kitchen layout. There is an allowance for an external tap for irrigation purposes.
The plumbing installation is carried out using semi-rigid PVC pipework with push-fit connectors. Drainpipes are in rigid PVC. An extra tap is charged at 70 Euros/tap.
The wooden floorboards are 30x110mm slats on 90x90mm joists for enhanced ground insulation. The timber has three coats of environmentally friendly parquet varnish manufactured by ICA which is fire-resistant and has excellent resistance also to domestic cleaning products. It is classified as F-H in terms of hardness.
In a house with two storeys, the upper floor is the same.
It is possible to tile the ground floor.
The minimum height of the roof is 1,50m from the eaves to the ridge with a roof inclination of 30%.
The treatment for the timber in general is by ICA, the international company who specialize in environmentally friendly water based products for timber. Two colours are chosen: one exterior and one interior. In one undercoat the anti-parasite treatment is applied along with the stain. The following two protection coats are composed of a further anti-parasitic treatment, a sealant and an anti-bleaching agent. All are fire resistant.
The maintenance of the wood depends on its situation and the intensity of sunlight to which it is exposed. The client will be informed of all necessary further treatment and will be issued a certificate with details of all products that have been used.
The house type is what determines the time taken in fabrication, which can be estimated as 3 months. Once the house is on site, the completion time is between two weeks and one month, also depending on the size of the house.
In the offer price, all is included: VAT, transport, the complete construction of the house etc. All conditions are set out clearly in the sales contract.
