Landscape Impact and Integration Study (Estudio de Impacto y Integración Paisajístico)

In December we were approached to deal with the submission of a Landscape Impact and Integration Study – Estudio de Impacto y Integración Paisajístico – for a client whose planning permission had expired, leaving his renovation to an existing agricultural building incomplete.

A small, traditional 120 square metre house on two levels is topping out as the year comes to an end. It has a living room, kitchen, WC and utility at ground level and 3 bedrooms (one en-suite), and shower room on the first floor. To the rear, and overlooking the pool, there will be a porch with a timber structure. We are designing a barbecue with carport and storage area to further enclose the pool area behind the building. 

Site supervision - Foundations for Masia

SKH have just completed the site supervision of the first phase of a renovation project for an existing building in a rural region of Tarragona.
The existing building, shown in these photos, could not be retained during the excavation of the foundations due to the poor condition of the rammed-earth construction as well as the steep gradient of the slope to the site, which meant that the ground level had to be lowered by almost 2m at the top of the site in order for the overall roof line to be maintained according to the original volume of the masia, or farm house as dictated by the conditions of the planning permission. This deep excavation had to be carried out at closely as possible to the footprint of the ruin, and maintaining its irregular form, which can be seen in the layout of the split-level raised floor slab.

Environmental License - License for Activities - Environmental Impact Study

SKH work with clients to obtain permission for activities in Spain within rural areas  - the granting of the Licencia Ambiental, or Licencia de Actividad – as well as on complex planning permission negotiations for architectural projects.

Hotel development in Matarraña, Teruel.

SKH Architects are working to complete the final design stage of this exciting development of a finca in the Matarraña, Teruel.
The Aragonese government is offering grants for projects promoting rural tourism, and this new business venture for Belgian clients is going to add a new dimension to the current range of accommodation on offer. The grant application was submitted in August, and we are hoping for some good news at the beginning of 2012.
