This client wanted to build a house using lightweight steel frame construction on a challenging terraced site in a housing estate on the Costa del Sol. We were able to produce an outline planning application to the local authority which we then passed to an architect who would be able to supervise the site works locally, in Mijas Costa.
The house is 180m2 gross floor area and sits on a raised plinth with amazing views of the sea. The basement construction is load-bearing masonry while the upper two storeys are lightweight steel. A detailed survey of the site was undertaken to identify the tree species which were affected by the works, some of which were protected. The client had to apply for special permission to move these trees and was obliged to replant 40 trees in other locations as a compensatory measure.
Special attention was paid to the access for this tricky site, where a swimming pool was included at the raised ground floor level, as well as an internal garage and additional guest accommodation. All aspects of the brief were resolved to produce a dramatic result.
